Operating on-island means we're hands-on. Every check-in, maintenance call, and guest question is handled by the same two people you'll be working with directly. Our portfolio is managed to Superhost standards across every booking channel.

The honest answers
What's your commission?
A percentage of booked revenue that depends on the property, level of service, and rental format. We quote a fixed number on the initial call — no sliding scales, no surprise add-ons.
Can I still use my property myself?
Yes. You block your dates on the calendar and we work around them. Owner stays are built into how we operate.
How many properties do you manage?
A boutique portfolio across Simpson Bay, Indigo Bay, and Cupecoy. We cap the number intentionally so each one gets real attention.
What about major repairs?
We coordinate trusted local contractors on your behalf. Anything over an agreed threshold gets approved by you first.
What kinds of properties do you manage?
Luxury villas with private pools, beachfront condos, and ocean-view penthouses — across Simpson Bay, Indigo Bay, and Cupecoy. We're selective about what we take on; if your property is a good fit, we'll say so on the first call.
What's included in the monthly fee versus billed separately?
Marketing, listing management, guest communication, reservations, monthly inspections, and owner statements are all included. Utilities and third-party contractors (repairs, pool service, landscaping) are billed at cost and itemized — no markups.
Can you help me furnish or style the property before listing?
Yes. We consult on layout, soft furnishings, and the small details that raise the nightly rate (lighting, linens, small design upgrades). We can coordinate local vendors directly or walk you through what we'd change, priced and prioritized.
